This indenture made this 12 day of January 1905 between Sampson Combs and Elizabeth Combs his wife parties of the first part of the county of Lee and the state of Kentucky and Andrew M. Combs party of the second part of the County and state aforesaid . Witnesseth that in consideration of twelve hundred dollars to be paid by taking good care of Sampson Combs and Elizabeth Combs his wife their life time and giving them a nice burial and three hundred secured by note to be paid one hundred dollars per year until paid and in the spring 1905 the said Andrew M. Combs is to take Sampson Combs and Elizabeth Combs back to the old Homestead and keep them the rest of their Lifetime the parties of the first part have bargained and sold and do hereby give grant and convey unto the party of the second part his heirs and assign the following described Land . Lying on Rilly (Billy) Fork of Millers Creek and bounded as follows; beginning on a black walnut at the old house gate; Thence with Elvira Combs line to the point of the cliff near the window lite marked X: Thence with said Elvira Combs line to James Rains line; Thence with Raines line to Earnest Blackwell line at the head of the peach tree Hollow, thence with the dividing ridge between peach tree Hollow and Rilly (Billy) Fork, thence down the point with Harrison Barrett to a chestnut oak on the right side of the cliff, thence with Barrett line to a black jack, thence with Barrett line to a white oak, thence with Barrett line to a white oak, thence with Barrett line to a black Jack. Thence with Barrett line up the point to the next cliff of the cliff marked H at a pine corner. Thence with the dividing ridge to John Coles line, thence with Coles line Hy. Crabtree line, thence with Crabtree line to John M. Smyth line, thence with John M. Smyth line to Elib Smyths line. Thence with Elib Smyth line to Hiram Ketchum line, thence with Ketchums line to Elvira Combs line, thence with Elvira Combs line to the beginning. Containing one hundred and fifty acres more or less. The said parties of the first part excepts all the white oak and hickory timber this land was conveyed from Thomas Sewel Ser to Sampson Combs and the deed is recorded in the Estill County do not know the number of the book, to have and to hold said property unto the party of the second part his heirs and assign for ever and said party of the first part hereby releases all right title and interest in said property including the home stead exemptions allowed by law and covenant warrant the property hereby conveyed . to secure the payment of the purchase money a lien is hereby retains on the property. In testimony whereof the parties of the first part have hereto set their hands and seal the year and day first above written.

I john M. Smyth Notary Public for Lee County Kentucky do hereby certify that the foregoing Instrument of Conveyance from Sampson Combs and Elizabeth Combs his wife to Andrew M. Combs was produced to me by the parties on the 12 day of January 1905 and acknowledged by said Sampson Combs and Elizabeth Combs to be their act and deed.
