applied to the support and maintenance of my dear father and in the event this be sufficient then the income from my personal property be so applied by my executors in the manner hereinafter stated and it is my desire that the principal of the personal property remain undisturbed and without reduction unless the income from same and from the real estate herein devised be sufficient for his support and maintenance and in no wise charged or (?encumbered?) except by permission and under the direction of my executors and then only for the purpose stated above.

FIFTH It is my will and devise that my father have and live on my Smith branch farm should he desire to do so for and during the period of his natural life and I hereby devise the same to him for and during the period of his natural life to use as he may see fit during that time with the qualifications that he may not (?___?) sell the same or any part thereof but that he use and cultivate it in a good husbandman like manner applying all the proceeds of the same to his own personal needs any excess above his needs to be kept as his own and the further qualification that he is to sell no timber from this land and clear for cultivation only so much as is sufficient for his personal needs applying to the improvement of the farm the timber standing on such land cleared. Should my father at any time become unable or unwilling to live upon this land it is my will and devise and I direct that the same be rented out by my executors and to remain under their control for his benefit as long as he may not live upon it.

SIXTH It is my desire that each of my (?dear?) sisters Flora Pigman and Amanda Young, have out of my personal property the sum of (?Four?) Hundred dollars after the death of my father (?___?) there remains that much personal property at that time should there remain (?___?) amount than $400.00 then I direct the same be divided equally between my sisters Flora Pigman and Amanda Young

I therefore bequeath the amount of $200.00 each to Flora Pigman and Amanda Young out of my personal property from and after the death of my father. I further direct that after the said sum of $400.00 is paid out of my personal estate to Flora Pigman and Amanda Young as aforesaid the income from so much that remains of my personal property be paid annually to my sister Flora Pigman so long as she remains unmarried and in the event of her marriage or her death before marriage then I bequeath all that remains of same to the Women's Christian Temperance Union Settlement School at Hindman, Kentucky for repair or addition to the home for boys hereinafter provided for.

SEVENTH From and after the death of my father Robert Pigman I devise the Fee simple remainder of my farm on Smith branch in Knott County to the Womens Christian Temperance Union Settlement School at Hindman, Kentucky at which time my executors are relieved of their trust as to said real estate and the control of supervision over and ownership of same shall pass to the said school for the purpose hereinafter mentioned.

It is my will and desire that a home for boys be built on the grounds of the said W.C.T.U. Settlement School at Hindman, Kentucky pursuant to the plans and specifications which I file and make a part of this will and testament and the consideration for this devise of said Realty is the written promise and agreement of the said school filed herewith to erect said home which shall be done at (?least?) within a reasonable time after the death of my father. The said school is given a right to make reasonable additions to this building as they may see fit.

EIGHT It is my will an desire and I therefore direct that my executors shall after the (?blank?) of J.C. I John C. Pigman being yet of sound and disposing mind and memory desire to make this further codicil to my will and testament heretofore written.

Contract

This article of agreement made and entered into by and between John C. Pigman party of the first part W.C.T.U. Settlement School at Hindman, Kentucky party of the second part.

Witnesseth that the party of the second part agrees to accept the property devised by the will of the party of the first part and to use it to this best advantage for the following purpose.

To build and equip a house for boys from timber on the land devised if practicable. This house to be built to comfortablely accomodate as many boys as possible and after the plans devised by party of the first part and with furniture as far as practicable made from timber on said land.

The house shall be a two story building. On first floor there shall be a hall, a reading room, and a club room with a musical instrument and devoted to announcements, a room for the house keeper who has oversight of the boys, a bath room and two bed rooms for boys.

The second floor shall be utilized to the best advantage for bed rooms and there shall (?__?) bed rooms in the roof.

The second party agrees to take boys whose families can not afford to send them to school. (?___?) these boys whose parents can afford

The second party further agrees to keep the boys who prove worthy (?___?) they complete the full course of study at the school or are preparing to enter college. The boys must work to pay their way but the work shall be so arranged as not to interfere with their study or school hours. If they willfully destroy or deface any property they shall pay for it.
